Oakland Franklin building roof replacement starts this month
As part of UCOP’s ongoing efforts to maintain and improve our facilities, the Building and Administrative Service Center (BASC) is set to begin a roof replacement project for the Oakland Franklin building. This essential maintenance will ensure the longevity of our workspace. Read on for the details.
Project timeline
- Start date: Early September
Contractors will prepare to start construction. Supplies and materials will be brought on-site, and a crane will be used to lift items to the roof. - Main construction: Mid-September through late October
Crews will begin construction on the roof, removing and replacing sections according to their established work schedule. While most of the work will take place in areas not frequently accessed by staff, you might occasionally encounter construction personnel using service routes within the building.
This timeline may be extended due to inclement weather or unexpected issues that arise during construction.
What to expect
This project involves roofing work across multiple roof levels of the Franklin building. While there may be some inconveniences to staff, BASC has established protocols to minimize disruptions.
- Access: The parking garages and fifth-floor patio will remain open for staff use (though there may be construction noise).
- Activity: Some equipment may be visible on sidewalks around the building; occasionally this may impact traffic.
- Air quality: We don’t anticipate significant odor or other impact to air quality; however, BASC will partner with building engineers to adjust HVAC systems as needed.
- Construction hours: Work will primarily take place during normal business hours; however, particularly noisy or disruptive activities, such as demolition, will be scheduled for non-anchor days and off-hours (before 8 a.m. and after 5 p.m.).
- Noise: Staff on higher floors may hear construction noise. We are trying to mitigate this by requiring cranes for material handling, scheduling demolition and other disruptive work for off-hours, and using light construction tools.
